1. Object
These Terms & Conditions ("T&Cs") govern the relationship between Le Moulin de Perle ("the host") and any individual booking a stay in one of the cottages located Route de Vivier, 66220 Fosse, France ("the guest").
Any booking implies full acceptance of these T&Cs.
2. Booking and confirmation
Booking enquiries are made via the contact form or by email. The host responds within 24 to 48 hours with a detailed proposal and quote.
The booking is confirmed upon receipt of:
- The signed booking form
- A 25% deposit of the total stay amount
The balance and the tourist tax are due 30 days before arrival. For bookings made within 30 days of arrival, the full amount is due immediately.
3. Payment methods
Accepted:
- Bank transfer (IBAN provided on confirmation)
- Cheque payable to [To complete]
- Cash on arrival (security deposit and tourist tax only)
4. Cancellation by the guest

Cancellation must be notified in writing via our contact form with acknowledgement of receipt.
We strongly recommend taking out cancellation insurance with your insurer.
5. Cancellation by the host
In case of force majeure (damage, event making the cottage uninhabitable), the host undertakes to:
- Fully refund the sums paid
- Or offer a postponement at no extra cost
No additional compensation may be claimed.
6. Arrival and departure
- Arrival: between 4:00 pm and 7:00 pm (unless agreed otherwise)
- Departure: before 10:00 am on the departure day
- In high season (July-August), changeovers run from Saturday to Saturday
An inventory check is carried out with the guest on arrival and departure.
7. Security deposit
A security deposit is requested on arrival, as a non-cashed cheque. The amount is [To complete — typically €300 to €500 depending on the cottage].
It is returned within one week of departure, less any damages or restoration costs.
8. Capacity and occupancy
Each cottage has a maximum capacity stated at booking. Exceeding it is prohibited without prior written agreement.
Parties, events and gatherings are not permitted without express consent of the host.
9. Pets
Pets (dogs, cats) are welcome with a €30 supplement per stay for deep cleaning. Guests must declare the presence of a pet at the time of booking.
Pets must be kept on a leash in common areas and are not allowed in bedrooms or on beds.
10. Linen and cleaning
- Bed and bath linen: optional, €5 / person / stay
- End-of-stay cleaning: guest's responsibility. The cottage must be returned in a state of cleanliness equivalent to the arrival. An optional cleaning package is available [To complete: rate].
11. Tourist tax
In accordance with municipal regulations, a tourist tax of €0.76 per person per night is due for all occupants aged 18 and over, collected by the host on arrival.
12. Liability
The host disclaims all liability for:
- Theft, loss or damage to the guest's personal belongings
- Accidents on the premises, except for defects attributable to the host
- Power, water or internet outages caused by third parties (operators, distributors)
The guest must subscribe to a holiday rental insurance (civil liability) covering any damages.
13. Force majeure
In case of force majeure (natural disaster, pandemic, government event, etc.) preventing the stay, sums paid will be either postponed to a later stay or fully refunded, at the guest's choice.
14. Mediation and disputes
In case of dispute, the guest may, within one year of written complaint, use the free consumer mediation service: [To complete — details].
Failing agreement, any dispute will be brought before the competent courts of Perpignan, France.
15. Applicable law
These T&Cs are governed by French law.
Conditions valid from publication date. The host reserves the right to modify these T&Cs at any time; the applicable conditions are those in force at the booking date.
